	The hamlet of Chenay has only 14 houses and La Palonia provides for a restful location set in 6 acres of private land. Centrally located in the region of Poitou-Charentes it is an ideal area for exploring the South-West of France and is within a 6 hour drive of Calais.

Accommodation

Large salon (combined lounge and kitchen).
The kitchen is fully fitted and equipped with fridge/freezer, oven and hob, dishwasher and washing machine.

The comfortable lounge area has a television with access to Freeview English satellite channels, DVD payer and an internet access point.

The 4 double bedrooms all have luxury en-suite shower / bathrooms.

Bedroom 1 has a double bed and walk-in shower.

Bedroom 2 has twin beds and a walk-in shower.

These two bedrooms are attached to the main gite but are very private as they have their own entrance.

Bedroom 3 is a large twin room with its own bathroom and adjoins the salon via an interconnecting door.

Bedroom 4 also doubles as an additional lounge if required.
It has 2 single beds on the mezzanine, a sofa bed on the lower floor and a Jacuzzi bath.

Outside

The sunken terrace is ideal for breakfast in the sun and quiet evening barbecues. It has a gas barbecue and table.

Steps lead to the fully enclosed 11m x 5m pool with private sunbathing and a covered area. The pool is for your exclusive use and has the added benefit of solar heating to ensure swimming throughout the season.

Set in 6 areas of private land with badminton, volleyball, table tennis as well as ample room for football or rounders.

There is also space for practising your golf if you wish to visit the superb golf courses of the region.

The gite has private parking, private terrace and entrance to ensure that you have the benefits of a private holiday as well as having the owners, who live in the adjoining main house, available for questions and advice on the local area.

Local area

La Palonia is 2km from the market town of Sauze-Vassais and less than 45 minutes drive from Poitiers and Poitiers Airport, with direct flights to England.

Within 45 minutes drive are the wonderful cities of Niort and Angouleme to explore, with many fine restaurants, excellent shopping facilities and a wealth of culture.

La Rochelle - 90 minutes - with wonderful shopping and fresh seafood restaurants, specialising in locally caught oysters.

There are beautiful beaches located both north and south of La Rochelle.

Golf -The golf courses of: Le Manoir de Beauvoir in Poitiers, Golf Club Chateau des Forges in Les Forges and Formule Golf le Petit Chene at Mazière-en-Gatine are all within a 45 minute drive.

Fishing - the Charente tributaries in the Ruffec area are full of pike, eel and trout.
There is lake fishing in the grounds of the Chateau de Javarzay or at Le Chalet de l’Héronnière in nearby Chef Boutonne.
L’Etang du Breuil-Tizon - 15 minutes - is stocked with rainbow trout and salmon.
