	French holiday farmhouse with swimming pool in the Poitou-Charentes.

Le Fergnon is a restored farmhouse hidden away in a small, quiet valley in the Deux-Sèvres on the border between the Poitou-Charentes and the Western Loire.
Complete with swimming pool and set in a terraced, one-acre garden the property overlooks fields and woods.
Le Fergnon is situated on the edge of Ardin, a village still offering a baker and butcher. All shopping facilities can be found in Coulonges, a small town 5 minutes away.

Accommodation

First floor
Master bedroom with two double beds and a cot.

The two other bedrooms have a double bedroom each.

There is a mezzanine with two single beds and a sofa bed, which makes it an appropriate sleeping area for children.

The washroom with toilet and washbasin opens off the landing.

Quilts, blankets, pillows and pillowcases are provided (bed linen on request).

Ground floor
Lounge with original open fireplace complete with insert (woodstove) and television.

Kitchen / dining room. The kitchen has a mixed gas/electric cooker, microwave, fridge and separate freezer.

Bathroom.

Games room with snooker table and darts board.

Garden room with a small stereo system and a tuned piano.

Baby equipment is available on request.

The utility room, opening off the kitchen, has a washer/dryer and a second shower.

Outside

Outside there are two terraces, both south facing and shaded, with dining furniture, barbecue and easy chairs.

The pool, fully fenced in accordance with French pool legislation, measures 5m x 10m and includes a power jet and a spa.
The pool is serviced regularly during the swimming season.

The keyholders, who speak English and live a five minute walk down the lane, are friendly and helpful but unobtrusive.

Le Fergnon is on the edge of the village of Ardin.

Coulonges sur l’Autize - 5 minutes.

Niort - 22km - is the nearest large town.

Golf - the nearest golf course is 20 minutes away and set in the grounds of a XIX century chateau.

Marais Poitevin - the Venise Vert - is 20 minutes away.

Pescalis - 34km away at Moncoutant is Europe’s largest inland fishing village with 100 hectares of lakes and ponds.

La Rochelle and the Atlantic beaches are approximately 75 minutes.

Poitiers and Futuroscope are a 90 minute drive away.
