Kitchen area - fully fitted with breakfast bar and stools, 4-ring ceramic hob, extractor fan, table-top oven / grill / rotisserie, microwave, electric filter coffee machine and fridge with ice compartment.

Utility area - washing machine, iron and ironing board.

Bedroom - king-size double bed, choice of pillows, built-in wardrobe, radio / CD / cassette player and ceiling fan. Double doors to patio garden.

Outside

South-west facing patio garden with stunning panoramic views overlooking vineyards.

Garden furniture includes sun loungers, table and chairs, parasols and a barbecue.

There are bicycles for guests use.

The kidney shaped swimming pool, 10.5m x 6m, has easy entry steps and shallow and deep ends.

Pool-side shower.

The pool is shared with the owners who live in the adjoining villa.

Car parking is beside the gite inside electric gates.

Local area

A Place in the Vines is situated an easy 5 minute stroll from the centre of the historic village of Montpeyroux. It is overlooked by the floodlit ruins of Le Castellas.

Montpeyroux is a thriving village with a world-wide renown for producing seriously good wines and has a bakery, butcher, general store, tobacconist, hairdresser, post office, off-licence, a wine co-operative and bars and restaurants.

The whole surrounding countryside is a paradise for walkers and ramblers of all standards and the gite has a comprehensive description of over 30 walks which vary from short / medium / long to easy / medium / hard.

There are numerous marked off-road VTT mountain track circuits for serious cyclists.

Golf - there are golf courses at Juvignac, Baillargues, Beziers and Cap d'Agde.

Skiing - Prat Peyrot (1,440m) on Mont Aigoual is only 1h 40 away and is surprisingly good with 13 Lifts, 15 Pistes (5 green, 6 blue and 4 red) and 85 Snow canons. The season runs from December to March.

Places to visit include Saint Guilhem-le-Desert (a World Heritage Site), the Lac du Salagou for sailing and wind-surfing, Meze a fishing port on the Etang du Thau with water jousting during holiday season and wonderful seafood restaurants,

Marseillan Plage - 45 minutes away - has miles of sandy beaches on the Mediterranean.

The spectacular Viaduc du Millau is less than an hour away.

The Camargue and Avignon are both 90 minutes away.
