Accommodation Kitchen and dining area with seating for up to eight persons, gas oven and hob, microwave, dishwasher, fridge, freezer, washing machine/dryer, iron and board. Large comfortable lounge with woodburning stove, two 3-seater sofas, armchairs, occasional tables, large flat screen satellite TV (English), DVD, video, stereo CD player, WiFi, games and books. There is also a library of over 150 videos and DVDs. Patio doors opening to the pool area. From the lounge there is a staircase going down to 3 double bedrooms. The master bedroom has French doors opening on to a secluded private garden with views to Monclar and the surrounding hills. The other two bedrooms each have twin beds. The bathroom is large with walk-in shower/wet room, WC and wash hand basin. |

Outside The garden is landscaped and has mature trees and plants. There is furniture for outside dining and a barbecue. The large pool, 12m x 6m, has easy access Roman steps and has been fitted with a security alarm for the protection of small children. The owner lives in a separate house on the land and is therefore available to help you and answer any questions you may have. |

Local area The villa is situated in a rural location in the heart of the Lot-et-Garonne near the ancient Bastide village of Monclar d'Agenais. This beautiful region of south west France has much to offer. Lot-et-Garonne is named after its two principal rivers. The Garonne is one of the major rivers in France, running from the Pyrenees (where it has its source in Spain) to the Atlantic at Bordeaux. The Lot rises in the Massif Central and flows through some spectacular gorges and some of the most beautiful scenery in France to join the Garonne north west of Agen. The nearest airport is Bergerac in the Dordogne 40 minutes north of La Guiraude. Bergerac spreads itself over both sides of the River Dordogne. Meander through its cobbled streets and browse through the many antique shops and chic boutiques. You can also take boat trips on the river. Monpazier is perfectly preserved bastide town where there are plenty of good restaurants, or if you prefer to browse there are antique, bric-a-brac and gift shops. Close by is the spectacular Chateau Biron (50 minutes). Villeneuve-sur-Lot (20 minutes) is situated on the banks of the River Lot. It is a major provincial town and has all the amenities and facilities. There is a good farmers market on Saturday mornings and an organic farmers market on Wednesdays. Bordeaux - 90 minutes - is the principal port of Aquitaine and one of the major cities of France. It has everything you would expect to find in a large city (museums, theatres, shops, sports venues etc.) and of course some of the world's finest wines are produced in the surrounding areas. Archachon - 2 hours - is a chic seaside town beautifully laid out with a fine tree lined promenade and white sandy beach. A few miles south of the town you will find the giant sand dunes, known as the Grand Pyla, and a few minutes further on the pine forests leading down to the sea. Agen - 40 minutes - is on the river Garonne. Its origins go back at least 1800 years, to Roman times, and some buildings which date from the Middle Ages still stand. It has good shopping facilities and museums. There is a golf course at Castelnaud with an 18-hole championship course and also at Tombeboeuf where there is a 9-hole course with practice area and pro shop. Both of the courses have clubs, trolleys and buggies for hire. |
