Accommodation

Lounge - a spacious, oak-beamed area with three sets of French windows spilling out on to the front shaded terrace. The room is comfortably appointed with two lounge areas separated by an oak dinner table which can seat up to ten. UK Sky terrestrial service, DVD + library, games, books, and CD player. Climatic air conditioning, radiators, and under-floor heating.

Kitchen - an open, easy-to-use country style kitchen with full range of all new appliances. The kitchen opens onto the breakfast patio and leads also into a large well-equipped utility / laundry room. There is a full 12 piece dinner set and tableware with accompanying wine glasses.

Bedrooms

A large mezzanine bedroom which includes changing room and super king bed. Two roomy twin rooms and a double room with French windows opening onto a small terrace with pretty views. All rooms are provided with fresh linen and have plenty of built-in wardrobe space.

Bathroom facilities include a brand-new, spacious and beautifully appointed en suite bathroom with twin washbasins and a large "double-ended" bath, in addition to a family bathroom, and a separate WC downstairs.

Outside

Set in nearly an acre of grounds with small woods to the rear, as you walk out of the lounge, kitchen or double bedroom the house has three terraces which offer lovely views of the French countryside.

The covered veranda has a dinner table for eight and provides a lovely setting to enjoy an alfresco breakfast or dinner.

There is a large moveable charcoal barbecue and a well stocked box of outside game sets including badminton and ping-pong.

Also during the summer months an 18ft by 4ft circular above-ground pool and a separate picnic bench and table.

Local area

Cassen is a typical Landaise village in France's Sud-Ouest region. It has some beautiful walks as well as a pretty lake with picnic area, with ample opportunity for canoeing, fishing and horseriding.

A wonderful Ferme Auberge that specialises in the local duck is within easy walking distance.

There is a well-stocked supermarket in nearby Pontonx, ten minutes drive away.

The region itself boasts beautiful pine forests, as well as some 35km of fine beaches. There are nearby swimming lakes at Mugron and Leon, which offer shaded picnic areas as well as windsurfing and sailing.

St Paul les Dax is France's foremost spa town, with a beautiful lake fed by hot thermal waters that were first discovered and used by the Romans. As well as this bathing opportunity, there is also an old town area with a fantastic Saturday morning market.

Biarritz, one hour away, has chic shops, street restaurants, a sweeping promenade and a grande plage that was historically popular not only with European royalty - including Queen Victoria herself - but also Frank Sinatra.

Hossegor, widely known as the surfing capital of Europe, is just forty-five minutes from Cassen

The majestic Pyrenees are within easy striking distance - within an hour and half you can enjoy magnificent walking, as well as picturesque towns like St-Jean-Pied-De-Port, with a unique Pays Basque character.

Golf - the Club d'Hossegor, 18 holes, is located in a gorgeous setting amidst the pine forest.

Golf de Seignosse in the Landes was voted the best course in France by the Association of British Tour Operators.

Coarse fishing is available at Dax on the Adour, lake fishing at Cassen and salmon fishing at Hastingues

The nearest airports are Bordeaux and Toulouse - 90 minutes, Pau - 75 minutes and Biarritz - 60 minutes.

The ferry ports are Bilbao - 2 hours, St Malo - 6 hours and Calais - 10 hours.
